  • You’ve got this! Prioritize your efforts during preparation. Just remember that these photos will be the first impression people have of your home. They will likely influence a viewer’s decision whether to come and tour your home. With that said, I would recommend preparing your home as if you had a prospective buyer coming over to tour the property. Check out the guide below for helpful tips.

  • This mainly depends on the size of the home/property. However, most homes under 4000 sqft should only take an hour or less to complete. Home prep contributes significantly to this. Please ensure that all cleaning, staging, and moving of items is completed prior to your scheduled appointment time.

  • Unless there are dogs/pets present that need to be managed, it’s not necessary that the homeowner be present for photos. You can use the time to get an errand or two done, or you’re welcome to stay if you’d like! The lens used is pretty wide, so it’s a safe bet that if you can see the camera that you’re in the photo! It’s typically best if anyone who is home during the shoot remain in a designated room or on another level of the home until we move into that area.

  • Typically, agents prefer shots of every room (including laundry room), unless otherwise instructed. This usually means a couple angles of each room and three to four angles of larger spaces like living rooms and finished basements. It’s best to store any items you don’t want to appear in photos in the garage or closets.
